Our Student Rental Services

  • Contracting a mandate with the owner to lease the property for a period of 12 months.
  • Advertising the property on our letting list, which is available in the office. As a result of our prime location within the Neelsie Student Centre (right next door to Van Schaiks), we have large numbers of “feet” that visit us directly. We have a glass-fronted office and our television screen advertises what we have on our extended database. All products therefore are visible on a constant basis to all who walk past.
  • Letting list is available on our website and can also be e-mailed on request.
  • Advertising in the local newspaper if necessary.
  • Drawing up the lease agreement with the prospective tenant once credit checks are approved. (if a lease is not realised with the first potential tenant, the process and administration start again from scratch).
  • Following up financial and administrative obligations and completing contracts before occupation takes place.
  • Collecting the deposit and investing it for the term.
  • Collecting monthly rent and paying it to the owner.
  • Payments to managing agents for levies should an owner request such.
  • Controlling the collecting and issuing keys before and after occupation.
  • Full ingoing and outgoing inspections.
  • Mid-year inspection if requested.
  • Repaying deposits to tenants after inspection.
  • On-going maintenance during the term, where necessary.
  • Paying contractors once maintenance has been completed.
  • Providing annual financial statements on request.
  • If in arrears, collection of rent by our office by means of phone calls, e-mails, sms’s and/or faxes.
  • We pay a monthly fee to an attorney who helps us with problematic collections – this is to your benefit as owner.

When does the rental term start?

Rental terms for the new year start on 1 December until 30 November of the next year – 12 months.

Do we require one contract per unit or do we offer a contract per room?

We do offer one lease per unit OR ALTERNATIVELY a lease per room for e.g. 3 leases for a 3 bedroom unit ext.

Are units leased as an entirety or per room?

Units are leased as an entirety meaning you have to bring your flatmates for units with 2 or more rooms.

Financial implications? (Deposit)

Deposit equals to 2 months’ rent plus an adminfee of ±R1 000 (once off and is subject to change) is payable.

Who is responsible for signing of a lease agreement?

All lease agreements must be signed by a responsible working parent or guardian. Proof of income will be requested as well as references / credit checks.
